Good power washing across Mid-Michigan starts with using the right amount of pressure for the surface in front of you — not blasting everything at full force. On siding we soft-wash: low pressure plus a mildewcide solution that kills algae and mold at the root, then a gentle rinse. High pressure aimed at vinyl or wood drives water behind the panels, splinters the grain, and can crack caulk and seals, so we save the muscle for surfaces that can take it.
Most of what makes a house look dirty is biological — mildew, green algae, and the black streaks you see running down north- and west-facing walls. Those don't scrub off with water pressure alone; they have to be treated chemically so they die off instead of growing back in a few weeks. For concrete, driveways, and walkways we use higher pressure and a flat surface-cleaner attachment to lift oil stains, tire marks, and ground-in dirt evenly, with no zebra striping. Once the concrete is clean and dry, we can seal it to slow down future staining and make the next cleaning easier.
Washing is also the first step before any exterior repaint. Paint and stain won't bond to a surface coated in dust, chalk, and mildew, so a thorough wash is the difference between a finish that lasts and one that peels early. If you're planning to paint, we'll bundle the pre-paint wash into the estimate rather than charging it twice.

On concrete and driveways we can apply a sealer once the surface is clean and dry — it slows down oil and mildew staining and makes the next cleaning much easier.
